We never bill or penalise a resident. A full can is our capacity failure to fix, not a violation to write up. If something needs enforcement, we document it and hand it to you — the lease is yours, not ours.
No company-issued in-unit bin, no rule about which bag or which container. Residents use whatever they already own. We only handle what reaches the can.

Straight answers
Service is priced per door, per month, with one invoice to the property. Many communities pass it on to residents as an amenity line on the lease; that's your call. We'll put an exact figure in writing against your door count and site layout. Ask for a proposal and you'll have one.
As often as your property needs. We set the collection days with you, based on the number of homes, the space for cans and how quickly the cans fill, and the proposal states them in writing.
We do. Cans, signage, lids and replacements are ours, at our expense, and they leave with us if the agreement ends.
Either, or both. We take everything we collect to whatever your property already uses — one compactor, several, or dumpster enclosures — and tidy the area around them while we're there. The containers themselves and their hauling contract stay with the property and your waste hauler, so it's always clear who looks after what.
Yes, if your community recycles or wants to start. A separate, clearly marked recycling can sits beside the trash cans, and we take its contents to the property's recycling container. Trash-only service is fine too. We'll work out what fits your site and your hauler, and the proposal spells it out.
Where the fee is passed on to residents, it normally starts at each home's renewal or on a new move-in. We plan the rollout around your leasing calendar and follow whatever practice your office already uses for amenity fees.
